Cosentino’s Professional Experience. These
Projects ranged from small Alteration and
Additions up to and including Additions of
245,000 SF. Project Budgets were in excess of
$45,500,000.00. Roofing projects some exceeding
110,000 square feet, including new roofs and
restorations. As a Firm we have designed new and
renovated kitchens, including high volume
kitchens to feed 350 persons every 45 minutes,
as well as Central Cook Chill Facilities.
Designs for new buildings included all site
work, roads, domestic water wells, septic
systems, entrances from State and County roads
with turning lanes, and Wetland relocations and
restorations.

The
High School needs dictated a large Addition of
over 250,000 SF including 23 Science rooms, a
4-station Gymnasium, Kitchen with Food Courts to
feed 350 students every 45 minutes, and
District-wide Food Service Cook Chill Facility.
The existing building was bounded on the east
side by a high hill, on the north side by all of
the District’s athletic fields and running
track, on the south side by a large parking and
bus staging area, and the west side by a small ¾
acre wetland. The wetland was also the home of
a few Blanding’s turtles.
Working with the DEC, we designed
a new 10 acre man-made wetland, and the new home
for the turtles. The school site was planned
for cars and buses to accommodate a population
of well over 3,400 students and several hundred
staff, and with no student crossing a vehicle
path. We designed the site to include a new
soccer field, and a new general athletic field
that could also be used by the school’s Marching
Band.

The District needed a new Middle
School and a new Elementary School. A 98 acre
farm within the District was available, and
could accommodate both buildings. We designed a
new Middle School of 160,300 SF, and a new
Elementary School of 100,520 SF. We designed the
topography of the site to provide for the two
buildings with their own amenities on one large
campus. The plan included roads, car parking,
bus staging, and all of the associated athletic
fields, roads, storm basins, running track, and
tennis courts to support both buildings. The
site has excellent circulation with a main
entrance, and a secondary entrance for emergency
Fire Department access. Since municipal water
supply was not available, storm retention ponds
were located and planned for Fire Department use
in the event of a fire.

The
site plan for this new 105,000 SF building
provided for circulation that separated cars and
buses as well as separated the play areas from
vehicle traffic. The design included parking,
athletic fields, play areas, parent drop off and
pick-up areas, a memorial garden, and pavilion.
This site was originally an 80 acre farm with a
portion designated as wetland. The new building
has 360 degree Fire Department Access. Vehicle
circulation, parking, and bus arrival and
departures are clearly separated from
pedestrians.

We designed a
2-story, 111,373 SF Addition in front of the
original 1950’s building, the space between
created two interior landscaped courtyards. The
new addition contained a 900 seat Auditorium, a
4-station Gymnasium of 12,400 SF, and new Chorus
and Band rooms with risers, as well as numerous
classrooms. The work included expanding the
Library.

The High School, built in the
1930’s, is on an established site with
overflowing parking, and football and track, and
an outbuilding for the Auto Body Instructional
Shop. Four (4) projects were planned, an open
pavilion, additional parking and site work, a
52,000 SF 3-story Addition, and 49,700 SF of
major renovations including a new Food Court and
Cafeteria. The project included resurfacing the
all-weather running track. Due to the tight
site constraints, circulation and building
access/egress to existing points of entry or
delivery were vital. We designed the site to
accommodate and meet all requirements, including
working with the City of Newburgh Fire
Department, designing a road, and turning radius
around the new Addition, specifically for Fire
Truck apparatus. The new projects kept the
separation of vehicle traffic and athletic
fields. The site was planned for the separation
of students and vehicles.

Project consisted
of an Addition to the existing Town Hall,
including Major Renovations, and Asbestos
Abatement. All HVAC equipment was replaced
including boilers and pumps, plumbing, and
electric wiring. We also provided Move
Management. All construction work took place
while the building was occupied and fully
functional. The Town lost not one hour of work
time. The entire building was renovated.

This project
consisted of re-roofing the Cosor Elementary
School 97,010 SF, and Asbestos Abatement of
22,350 SF of Asbestos Transite panels.
Additionally, 87,000 SF of the High School roof
were also replaced and 3,500 SF of masonry walls
repaired. As part of the project we designed a
door access control system for both buildings
with Central Control and a Photo/Card Station
for both at the High School.

The 8,640 SF
original 3-story wood frame building is to be
completely renovated including replacing all
heating and air-conditioning systems, lighting,
and interiors. An Addition of 3,400 SF is
planned including a 3-story Silo. An exterior
courtyard with TV monitors for outside viewing
is planned, allowing patrons to sit in the
courtyard and view the races. The interiors
will be complete with Teller Booths, and 8
viewing stations each with several TV monitors.
The exterior with its Silo is to complement the
horse racing and stable atmosphere, which is the
theme for the project.

A 4,200 SF Addition
was planned for the Emergency Center, an
existing 22,800 SF 1923 building. The addition
and renovations were planned to accommodate
their expanded program requirements. The entire
existing building was also completely renovated
and an extensive amount of Asbestos removed.
All existing HVAC equipment, all existing
plumbing, and all existing electric wiring, was
replaced with new upgraded equipment. The new
facility contains new Training rooms, Lecture
room, new elevator, and a new Hi-Tech Mission
Critical Emergency Operation Center (EOC) with
32 communications stations.

Existing heating
and cooling equipment was to be replaced with
conventional equipment. During the Bid process,
the Bid for an Add Alternate was favorable and a
new geothermal system was installed, saving the
County approximately 40% of fuel oil costs
The project site
consisted of a Geothermal Ground Source Heating
and Cooling System with fifty six (56) wells,
and parking for over 150 cars. The site was
small and restricted by state wetland boundaries
which require a 100 foot setback. Additionally,
anti-terrorism measures required standoff
distances between an approaching vehicle and the
building. Part of the solution was to provide a
dual purpose area, and that was to place the
Geothermal Well Field, which was an area of 180
feet in length x 45 feet wide under one of the
parking areas. The site design separated public
access and authorized access, establishing a
secure environment for the Center’s operations
as well as Fire Department access around the
building.
